Once our organisation has been registered with the FCA, we aim to secure public and private sector investment to support the purchase of 20–100 acre sites, which will be subdivided and sold into individual One Planet Development (OPD) plots. We are looking for investors who are open to 5 year investment cycle that will enable us to bridge the gap between site acquisition and planning approval, which will open up financing options for community applicants.
Our core mission is to remove financial and bureaucratic barriers for aspiring land workers—many of whom lack the upfront capital to secure land or navigate planning processes on their own. Through purchasing the land collectively and achieving the economies of scale, we aim to offer these plots at affordable prices. We are open to a range of investment propositions, including models where plots are sold either with or without planning approval, although in time, our goal is to offer buyers the option to purchase land post-approval.
The average UK citizen’s ecological footprint is ~5 global hectares (gha) per person, compared to ~1.8 gha for a sustainable “one planet” level, equating to ~13 tonnes CO₂e per year. If someone adopts an OPD lifestyle at age 35, they cut their footprint by ~50%, avoiding ~6 tCO₂e annually – ~60 tCO₂e per decade and over 250 tCO₂e across their remaining lifetime.
We believe OPD also has the potential to address a wide range of pressing social, environmental, and economic challenges — from inflated housing costs and declining rural populations, to food sovereignty, biodiversity loss and soil degradation. By enabling people to live more in harmony with the natural world, OPD not only supports personal well-being and ecological regeneration but also fosters resilient local economies and vibrant rural communities.
