What Is Our Proposal?
New Rural Roots is currently seeking to acquire our first site in Monmouthshire, ideally between 20 and 100 acres. This land will be subdivided into freehold plots ranging from 5 to 10 acres, each forming the basis for a separate One Planet Development (OPD). While we are open to considering smaller plots in some circumstances, we aim to keep these to a minimum due to the added complexity they introduce.
If the site includes shared infrastructure (such as access roads or buildings), these will likely be held in common ownership via a limited company. In this structure, each plot holder would become a director and shareholder, with shared responsibility for financial contributions toward maintenance.

Annual Gathering
We plan to host one in-person event per year, held over a weekend at an established local OPD site. This gathering will be a chance for members to connect, share ideas, and attend workshops designed to support both planning applications and group formation.
For our second site acquisition, we also hope to provide more detailed guidance on mortgage options, subject to the success of our initial project and financing strategy.
Group Selection Process
To form well-functioning communities, we use the membership application form to collect information that helps identify individuals with shared values, priorities, and expectations. In cases where land availability is limited, we will prioritise group compatibility over a strict first-come-first-served system. The aim is to build supportive, cooperative groups.
Applying for membership is non-committal. No financial or legal commitment is required until a formal offer is made and accepted on a specific piece of land. If your plans change or you find a different opportunity, we simply ask that you let us know so we can update the membership list.
Staying in Touch
Once you've submitted the membership form, you'll be added to our mailing list. We have generally found that WhatApp is the best platform for people to get to know each other and discuss the project. We have a WhatsApp community that you can join using this link or by scanning the QR code below. The Monmouthshire project group will aim to hold quarterly video calls to introduce new members, discuss land opportunities, and make collective decisions. If there's nothing to report, an email will confirm that no call will take place that quarter.
Calls will typically occur on a weekend morning midway through each quarter. While we understand that not everyone can attend every meeting, we do ask members to stay engaged. If someone misses three consecutive calls without notifying the group, they may be removed from the membership list to keep our collective planning accurate and up to date.
We also host an annual video call for members interested in the second project.
