We are currently seeking landowners interested in selling between 20 and 100 acres of land, with or without an existing farmhouse or ancillary buildings. While our initial focus is on acquiring a site in Monmouthshire, we welcome enquiries from across Wales. Ideally, we are looking for land that is south-facing, below 200 metres above sea level, and with minimal public footpath access. The site must have a suitable access point with legal visibility splays—or the potential to create them—and must not include any designated or ecologically sensitive areas such as SSSIs or priority habitats within potential development zones.
We are open to a range of purchasing arrangements, including staggered sales or option agreements. A staggered sale can provide a steady income stream while allowing the existing landowner to continue farming and occupying the main residence. An option agreement allows us to pay a non-refundable deposit in exchange for the right to purchase, subject to planning approval.
We also have members with immediate capital available for outright purchases, as well as partner organisations interested in farmhouses and buildings. We aim to be flexible and collaborative in structuring agreements.
As you’ll be aware, land access for new entrants is a growing challenge. Agricultural incomes no longer match rising land values, with the average UK farmer now aged 60. Over 100,000 farms have disappeared since 1990, and nearly half of our food is now imported.
We see OPD as a practical response—bringing committed families back to the land, strengthening local food production, and revitalising rural communities, which all helps reduce the amount shuttered shops and pubs.
